Collected rent vs. scheduled rent
PAG'S Properties charges on rent collected and says it charges no management fee on unpaid rent [1]. Maine Real Estate Management's published fee is a percentage of monthly rent [2]. Bangor Home Rentals' published fee is on rent collected [3]. Ask every company which base it uses.
Questions to ask on every call
- Is the percentage on collected or scheduled rent?
- What is the leasing fee, and is it charged again if a tenant leaves early?
- Is there a renewal fee, a vacancy fee or a setup fee?
- Do you add a markup to maintenance invoices, and can I see the original invoice?
- What is the contract term and the cancellation notice?
