What property management actually costs in the Bangor area

The monthly percentage is the number everyone quotes. It is usually a bit more than half of what you will pay in the first year.

The headline number

Full service management in the Bangor area generally runs around 10% of collected rent, with the wider Maine range falling between 8% and 12%. Lower percentages usually mean fewer services bundled in, not a better deal.

Note the words collected rent. A company charging on collected rent has some reason to care whether the rent shows up. One charging on scheduled rent gets paid whether or not your tenant pays, which is a different set of incentives and worth asking about directly.

Year one against renewal years

The number that matters is not the percentage, it is the all in cost across the first year and then across a year with no turnover. Owners commonly end up paying around 18% to 20% of gross rent in year one, dropping to roughly 12% in a renewal year. The gap between those two numbers is turnover.

Which points at the question you should be asking on every call: how long do your tenants stay? A company whose tenants renew is cheaper at 12% than a company whose tenants leave every year at 8%, and it is not close. Run your own version of that comparison on the calculator page.

The markup question is the one people forget. If a company adds a percentage to every maintenance invoice, its incentive on a $900 repair is not the same as yours. Ask to see the original invoice. A company that says yes without hesitating is telling you something.

What you are actually buying

Set against the fee, the things a manager takes off your plate here are specific: filling the unit at the right time of year, screening within the limits Bangor's ordinance now imposes, getting the notice periods right, holding the deposit correctly, keeping the radon and lead paperwork straight, and handling the repair call so it does not reach you.

Several of those carry a penalty attached in Maine. Mishandling a security deposit can cost you double the amount wrongly withheld plus court costs. That is the part of the fee that is really insurance.
