What actually happened

The University of Maine System's enrollment climbed to its highest level since 2021, with the Orono campus taking around 2,000 entering students. Campus housing did not grow to match: reporting described undergraduates in temporary accommodations, including quadruple rooms, with the university working with local landlords to place students.

For an owner within driving distance of Orono, that is the whole story. The overflow has to live somewhere, and the towns absorbing it are Orono, Old Town, Veazie and Bangor.

The calendar governs everything

A unit listed in July fills. The same unit listed in October does not. Student demand concentrates hard into late summer and mostly vanishes after the semester starts. There is no gradual season here, and it is the single biggest thing that separates a good year from a bad one in this segment.

Which has a consequence for the lease term: a twelve month lease signed in August carries you through the summer when nobody is looking. A nine month lease leaves you holding an empty unit in exactly the months that are hardest to fill.

What the segment pays

Reported off campus student rents run roughly $500 to $1,000 per month, which usually means per bedroom rather than per unit. That is the part owners miss when they compare it to a family rental: a three bedroom house at $900 per room is $2,700, not $900, and it is above what the same house gets as a single family rental in Orono.

The trade is that you now have three tenants, three sets of parents, and three chances for someone to leave.

The practical differences

The rules do not change because the tenant is nineteen

The seven disclosures, the two month deposit cap, the deposit return deadline with double damages, and the radon test all apply exactly the same. And the Bangor ordinance applies only if the property is inside Bangor city limits, which most student rentals near campus are not: Orono, Old Town and Veazie are their own towns and run on the state rules.

That last distinction is where owners with units on both sides of the line get into trouble. The compliance check asks for the town first for exactly that reason.
